We find it hard to believe that what began as a dream a few years ago has become a reality! It all began as a news paper article which we saw in Puerto Rico talking about La Costa Destination and the benefits of investing in real estate in Punta Cana. We had visited Punta Cana before but it was not until we contacted you and La Costa Destination that we fell in love with Punta Cana especially with its beautiful beaches and its warm people.
When we decided to look at the properties we were pleasantly surprised at the quality of the construction and the attention to details. Needless to say that before leaving Punta Cana we optioned an apartment in Corte Sea based mostly in the blueprints as construction had not yet began. We must admit that, initially, we had some doubts about investing in a foreign country as we were not familiar with the laws and procedures. In this area you were more than helpful taking us through the whole process and placing us in contact with very competent professionals like attorneys, bankers and others. We appreciate your professionalism which is second to none.
Not being there we have relied on you to take care of all the details of making the apartment ready from keeping us informed, through e-mails and pictures, of the construction progress to furnishing and decorating it, connecting the utilities, etc. You guys leave nothing to chance!
Having an apartment as an investment and at the same time as a second home is the best of two worlds. Although in the last couple of years the apartment has not appreciated in value we have noted that is maintained its value unlike properties here in Puerto Rico (and in most places in the United States!) where property prices have plummeted.
We plan to spend more and more time in Punta Cana in the not too distant future and are seriously considering acquiring another property there. Needles to say we would count on you, Scott, to help us in this endeavor.

Dominican Republic Yearly Property Tax Exemption
In regards to the tax exemption, any property that is worth 6,500,000 Dominican Pesos (+/-US$160,000) and under, according to government assessed value and not purchase price or market value is tax exempt. The government assessed value is a lot less than purchase price or market value. If the government assessed value exceeds 6,500,000 Dominican Pesos (+/-US$160,000), the first $6,500,000 Dominican Pesos (+/-US$160,000) are exempt and you pay 1% on the amount that exceeds 6,500,000 Dominican Pesos (+/-US$160,000). For example, assessed value 7,500,000 Dominican Pesos (+/-US$185,000), first 6,500,000 Dominican Pesos (+/-US$160,000) exempt, 1,000,000 Dominican Pesos (+/-US$25,000) additional only pay 1% or 10,000 Dominican Pesos (+/-US$250) per year. A Property that has a government assessed value of 7,500,000 Dominican Pesos (+/-US$185,000), probably has a market value of 11,000,000 Dominican Pesos (+/-US$275,000) or more.
